The operating problem

The investment model is only as usable as the inventory entering it.

Acquisition teams can build sophisticated screening and underwriting logic, then lose time collecting portal exports, aligning basic property fields and discovering that several candidates are the same asset.

What investment teams use now
  • Analysts searching portals and saving links
  • Broker CSVs and opportunity emails
  • Market-specific scraping scripts
  • Spreadsheets feeding screening models
What contaminates the pipeline
  • Duplicate offers look like separate opportunities
  • Area, price and property type use local conventions
  • Removed listings remain in acquisition queues
  • Analysts spend time cleaning before evaluating

One acquisition screen

Separate inventory collection from investment judgment.

CleanedWeb supplies normalized listing candidates and source evidence. Your platform owns underwriting, forecasts, suitability and the decision to pursue an asset.

01

Supply the screen

Market, asset class, price, area, location and the listing facts required by the acquisition workflow.

02

Search supported inventory

Query the relevant sale, commercial, land, agency and specialist sources in scope.

03

Normalize candidates

Align price, currency, area and property fields and resolve overlapping source assertions.

04

Feed the pipeline

Deliver source-aware candidates to screening, analyst review or downstream enrichment systems.

The data contract

The fields the workflow can actually use.

CleanedWeb provides listing facts and transparent derivations from those facts. It does not represent valuation, projected return or investment suitability.

What the platform can now operate

One data layer. Three concrete product surfaces.

01

Acquisition screening

Apply a stable set of listing filters across supported sources before candidates enter analyst review.

02

Comparable inventory

Compare normalized asking price, area and property facts without treating every source row as a distinct asset.

03

Opportunity ingestion

Feed current, attributed listing candidates into internal models, workflows or customer-facing discovery products.

Scope and boundaries

We maintain the listing layer. You operate the product.

CleanedWeb owns
  • Supported inventory acquisition
  • Price, area and property normalization
  • Cross-source duplicate resolution
  • Observed status and source metadata
  • Candidate delivery through one contract
Your organization owns
  • Valuation and underwriting models
  • Return and risk assumptions
  • Investment recommendations
  • Broker outreach and transactions
  • Legal, tax and technical diligence

Relevant coverage

Coverage should follow the acquisition thesis.

The first market is scoped around the asset classes, source depth and fields required by the actual screen. A single-country investment product can use the same infrastructure as a multi-market platform.

  • Source coverage is evaluated against the acquisition screen.
  • Derived fields remain traceable to listing facts.
  • Valuation and return data are outside the base listing contract.

Property Investment Platforms FAQ

Questions to resolve before integration.

Does CleanedWeb calculate investment returns?

No. CleanedWeb supplies normalized listing facts and can expose transparent derivations such as asking price per area. Forecast rent, yield, valuation and investment recommendations remain with your platform.

Can we use the data inside an internal screening model?

Yes, subject to the agreed source and usage rights. The delivery contract is designed for filtering and downstream systems, with provenance available for verification.

How are several offers for the same asset represented?

Likely property identity can be represented once while retaining the underlying offers and sources. Your pipeline can then decide whether to compare offers or select a preferred assertion.

Can we filter on price per square metre?

When price and a compatible area value are available, a transparent normalized value can be derived. The record should retain enough evidence to understand the units and inputs used.

Do you provide complete historical transaction data?

No. The core product is current listing acquisition and delivery. Observed listing states are not a substitute for deeds, closed transactions or a complete historical market database.

Can we begin with one country and one asset class?

Yes. A narrow acquisition screen is the preferred starting point because source coverage and field quality can be evaluated against a real decision workflow.
