1. Scope
This Data Usage Agreement applies to records, source assertions, exports, feeds, API responses, schemas, metadata and other data delivered through CleanedWeb (“Data”). It forms part of the CleanedWeb Terms of Use.
Your plan or signed order form defines the authorized markets, sources, users, applications, volumes, delivery methods and customer-facing uses. A signed agreement controls if it expressly conflicts with this document.
2. What the Data represents
CleanedWeb combines source observations into normalized records. A canonical record may associate several source assertions that appear to describe the same real-world property or listing.
Deduplication and merging are evidence-based processes, not declarations of title, ownership, legal identity or transaction status. Source assertions can conflict, and a canonical value may change when new evidence is observed.
3. Permitted uses
Subject to your plan, order form and applicable law, you may use Data to:
- Power internal property search, research, acquisition and operations workflows.
- Integrate normalized records into an authorized application or customer product.
- Filter, rank, analyze and enrich Data for your own authorized business purposes.
- Create internal reports, alerts, shortlists and derived operational signals.
- Display source-aware records to authorized users where you hold the required publication and content rights.
- Retain reasonable technical caches and backups necessary for the authorized use.
4. Redistribution and resale
Unless an order form expressly permits it, you may not sell, sublicense, publish, syndicate, bulk export or provide third parties with raw Data or a substantially similar substitute for the CleanedWeb service.
You may expose limited results through your authorized product when the Data is embedded in a material customer workflow and access is controlled. You may not provide an unrestricted download, data dump or API that allows reconstruction of the underlying dataset.
5. Source content, media and attribution
Underlying descriptions, images, floor plans, branding and other source content may be protected by copyright, database rights, contract or other restrictions. CleanedWeb does not grant rights it does not hold.
You must follow attribution, link-back, display, deletion and usage requirements stated in your agreement and any applicable source license. If your rights do not permit customer-facing publication, you may use the relevant fields only for the authorized internal purpose.
6. Prohibited data uses
- Using Data in violation of law, source rights, privacy rights or contractual restrictions.
- Removing provenance or notices where they are required for verification, attribution or compliance.
- Using contact information for spam, unlawful direct marketing or indiscriminate outreach.
- Attempting to identify private individuals from de-identified or aggregated data.
- Representing observed listing data as title, ownership, deed, closed-transaction or government-registry data.
- Using Data as the sole basis for housing, employment, credit, insurance, immigration, legal eligibility or other regulated or high-impact decisions.
- Training or publishing a general-purpose model on raw Data unless expressly permitted in writing.
- Using Data to build or operate a competing raw-data resale or source-acquisition service unless expressly permitted in writing.
7. Freshness and verification
Fields such as price, availability, contact details and listing status can change between observations. An “active” or similar value describes the latest supported observation; it is not a guarantee of present availability.
You must apply verification appropriate to the consequence of the decision. Transactions, legal eligibility, valuation, underwriting and investment recommendations require independent evidence and professional judgment.
8. Personal and professional information
Some Data may include professional details relating to agents, brokers, sellers, developers or other contacts. You are responsible for identifying your lawful basis, providing required notices, honoring applicable rights and applying appropriate retention and security controls.
You may not infer sensitive personal characteristics from Data or combine it with other information for unlawful profiling or discrimination.
9. Derived data
You may create scores, classifications, reports and other derived outputs for authorized uses. Derived outputs must not misrepresent source facts or imply that CleanedWeb made a valuation, recommendation or legal determination.
If a derived output allows a recipient to reconstruct substantial portions of raw Data, it remains subject to the redistribution restrictions in this agreement.
10. Security and access
- Restrict Data to authorized personnel, systems and customers.
- Protect API keys, exports and stored Data using reasonable technical and organizational measures.
- Do not place secret keys in public client code or repositories.
- Notify us promptly of unauthorized access, disclosure or suspected misuse affecting CleanedWeb Data.
- Cooperate reasonably in investigating and limiting a security incident.
11. Retention and termination
You may retain Data while your authorization remains active and as reasonably necessary for the permitted use, subject to your order form, applicable source restrictions and law.
After termination or expiration, you must stop new use and delete or return Data when required by your agreement. Limited archival copies may be retained where required by law or ordinary backup cycles, provided they remain protected and are not actively used.
12. Corrections and removal requests
If we notify you that Data must be corrected, restricted or removed because of source rights, legal requirements, privacy requests or material error, you must act within a reasonable period and confirm completion when requested.
Questions or requests concerning a record should include the CleanedWeb record identifier, source URL if available and a clear explanation of the issue.
13. Compliance and remedies
We may use account and delivery records to assess compliance with plan limits and this agreement. For material misuse, we may restrict delivery, suspend access, require deletion or terminate service.
Nothing in this section requires disclosure of another customer’s confidential information or CleanedWeb security and acquisition methods.
