How to read the market

Separate nominal appreciation from purchasing power.

The TCMB index is quality-adjusted and uses 2023 as 100. Its May 2026 level was 227.1. The level does not mean every home doubled in price.1

A TRY return can look strong while losing value after inflation or currency conversion. Keep TRY, real TRY, and the investor's home currency as separate views.13

Rental underwriting

Property-level leases determine achievable rent.

The new-tenant rent index measures changes for new tenancies. It does not state a national monthly rent or a property-level yield.1

Use current comparable leases. Then subtract vacancy, dues, repairs, management, insurance, tax, and withholding before calculating NOI.10

Foreign buyers

Eligibility, ownership, residence, and citizenship are different questions.

Eligible foreign natural persons can acquire property within legal limits. Nationality, location, land area, and special-zone restrictions still need review.5

Current government guidance states that a qualifying property investment of at least $400,000 may support an exceptional citizenship application, with a three-year resale restriction. Approval is not automatic.6
